The purchase and sale of real estate is the contract through which the owner transfers ownership of real estate to another person in exchange for a price.
What documentation should I provide?
- Valid official identity document.
- Documentation accrediting the assets.
- Justification of the means of payment.
- Depending on the type of property being sold, additional documentation may be required, such as the debt certificate from the community of owners, the energy efficiency certificate or the last paid receipt for the Real Estate Tax.
- If there is mortgage financing or charges that must be paid, the corresponding documentation.
What procedures does the notary carry out?
Before signing. The notary verifies the identity and capacity of the parties, checks the ownership and registration status of the property, reviews the charges that may affect it, verifies the means of payment in accordance with current regulations and prepares the deed of sale.
Después de la firma. La notaría realiza o prepara la liquidación de los impuestos correspondientes, presenta la escritura en el Registro de la Propiedad para su inscripción y, tramita la comunicación del cambio de titularidad al Catastro.
